In line with the Tenant Fees Act 2019, tenants are no longer required to pay an admin/referencing fee to secure a property. There are permitted payments associated with any tenancy as follows;

Permitted Payments

Rent - The rent amount will be agreed and confirmed at the application process, prior to the payment of any holding deposit.
Refundable Deposit - A refundable tenancy deposit totalling 5 weeks rent will be payable upon the singing of the tenancy agreement.
Refundable Holding Deposit - A refundable holding deposit, equal to 1 weeks rent, will be payable upon submitting an application to secure a property.
Change To Tenancy - A fee of £50 inclusive of VAT will be payable by the tenant, if the tenant requests a change to the tenancy agreement. For example, if a tenant is added to or removed from the tenancy agreement.
Early Termination - In the event that the tenant requests to terminate their fixed term tenancy earlier than the contractual end date, then the tenant will be liable to pay the landlord's reasonable costs for finding a new tenant. Such request will need prior agreement from the landlord and will be without prejudice to the right of the landlord to enforce the terms of the agreement.
Utilities - The tenant will be responsible for the payment of any utility bills, rates and assessments associated with the tenancy. Such payments will be confirmed at the application stage and form part of the tenancy agreement.
Late Payment of Rent - In the event that any rent payments are more than 14 days overdue, the tenant will be charged interest at 3% above the Bank of England base rate.
Lost Keys - The tenant will be charged the reasonable and actual cost of replacing any lost keys and other security devices.

Full terms and conditions and further information on the tenancy application process can be found on our website. Alternatively, this information can be requested from a member of the team.
